Advertising of rates and credit terms
Not a bank or credit union. Nothing on this website is a commitment to lend, a rate lock, a Loan Estimate, or a guarantee of approval, rate, or closing date. Advertised rates and APRs are examples for a stated, well-qualified scenario and are not available to every applicant. All loans subject to credit approval, underwriting, and program guidelines; not all applicants will qualify. Refinancing may increase total finance charges over the life of the loan. Your home is collateral; if you do not keep the obligations of the loan, you can lose the home. Equal Housing Opportunity.
Rate, APR, point, and lender-credit figures on this website are commercial communications under the Mortgage Acts and Practices — Advertising Rule (12 C.F.R. Part 1014) and closed-end advertisements under Regulation Z (12 C.F.R. § 1026.24). They are examples for a stated, well-qualified scenario — not a lock, not a Loan Estimate, and not available to every applicant. We keep copies of these advertisements as required by 12 C.F.R. § 1014.5.
APR is stated with each advertised rate, at the same prominence. Taxes, homeowners insurance, flood insurance, HOA dues, and (except as reflected in APR) mortgage insurance are not included in the advertised rate. See Advertised Mortgage Rates and APR Disclosure.
Government programs
GenNext.Mortgage® is not a government agency and is not endorsed, sponsored, insured, or guaranteed by HUD, FHA, USDA, Ginnie Mae, Fannie Mae, Freddie Mac, or the Department of Veterans Affairs. FHA, VA, and USDA eligibility, premiums, funding fees, and property rules are set by those agencies. VA eligibility is determined by VA. Government logos, program names, and insurance references describe available loan types — not a government endorsement. Not all applicants or properties will qualify.
HomeReady® is a registered trademark of Fannie Mae. Home Possible® is a registered trademark of Freddie Mac. GenNext.Mortgage is not affiliated with, endorsed by, or sponsored by Fannie Mae or Freddie Mac.
Reverse mortgages
A reverse mortgage is a loan secured by your home. It is not a government benefit, gift, or entitlement. You remain responsible for property taxes, homeowners insurance, and maintaining the home. The loan typically becomes due when you sell, permanently leave, or pass away. HECM reverse mortgages require HUD-approved counseling before we can proceed. Default on taxes, insurance, or occupancy obligations can result in foreclosure. Not all applicants or properties will qualify. Not a commitment to an amount or closing date.
Home equity lines of credit
A HELOC is typically an open-end, variable-rate credit plan secured by your home. The annual percentage rate can increase after consummation. Your home is at risk if you do not keep the obligations of the plan. Advertised closed-end purchase and refinance rates on this website are not HELOC rates.
Equal Credit Opportunity
The federal Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant’s income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. The federal agency that administers compliance with this law concerning this creditor is the Consumer Financial Protection Bureau, 1700 G Street NW, Washington, DC 20552.
Equal Housing Opportunity
We do business in accordance with the Fair Housing Act. We do not discriminate in housing-related credit on the basis of race, color, religion, national origin, sex (including gender identity and sexual orientation, as interpreted by HUD), disability, or familial status. We are an Equal Housing Opportunity lender.
HMDA
The federal Home Mortgage Disclosure Act (HMDA) and Regulation C require many mortgage lenders to collect, report, and publicly disclose information about mortgage applications and originations, including information about the applicant. HMDA data are available from the Consumer Financial Protection Bureau at ffiec.cfpb.gov/data-publication/.
RESPA
No fee, kickback, or other thing of value is paid or received for the referral of settlement-service business. Introductions to real estate professionals or to GenNext.Mortgage are optional. You are not required to use any particular lender, title company, or real estate professional. This is not an affiliated-business arrangement under RESPA. RESPA (12 U.S.C. § 2607) and Regulation X (12 C.F.R. Part 1024) apply.
This website is not an application
Submitting a form on this website is an inquiry, not a mortgage application under TILA (Regulation Z), RESPA (Regulation X), or Regulation B (ECOA). It does not obligate you or GenNext.Mortgage. We do not pull a credit report from this website’s contact, partner, or recruiting forms. A mortgage application is taken only in the secure application portal.
