Advertised Mortgage Rates and APR Disclosure

Interest rates and APRs displayed on this website — and used in email, social, and other distributions of the same figures — are advertised examples for well-qualified borrowers on a stated scenario. They are not a commitment to lend, not a rate lock, not a Loan Estimate, and not available to every applicant. GenNext.Mortgage® (NMLS 2326098) is the licensed company. Rate, APR, point, and lender-credit figures on this website are commercial communications under the Mortgage Acts and Practices — Advertising Rule (12 C.F.R. Part 1014) and closed-end advertisements under Regulation Z (12 C.F.R. § 1026.24). They are examples for a stated, well-qualified scenario — not a lock, not a Loan Estimate, and not available to every applicant. We keep copies of these advertisements as required by 12 C.F.R. § 1014.5.
Assumptions used for today’s advertised rates
- Seven desk scenarios, same borrower and property: conventional 15-year fixed, conventional 30-year fixed, 5/1 ARM, 7/1 ARM, 10/1 ARM, FHA 30-year fixed, and VA 30-year fixed.
- Well-qualified borrowers with a minimum FICO score of 760+. Purchase of an owner-occupied primary residence. Purchase price $500,000; loan amount $400,000 (80% LTV / 20% down). Conventional advertised at 20% down. FHA may allow as little as 3.5% down and VA may allow 0% down — rate, APR, and mortgage insurance will differ if down payment, occupancy, property type, or credit changes.
- 30-day lock. Fixed-rate and government examples are shown with no discount points. An ARM example may include points when a true zero-point conforming option is not available; those points are printed on the card. A lender credit, when shown, is a credit toward closing costs in that same example — not cash paid to the borrower at the table unless the file allows it.

Your rate will differ
The actual interest rate and APR depend on credit score, loan amount, loan-to-value ratio, property type and occupancy, lock period, points or credits chosen, debt-to-income, and other underwriting factors. Displayed rates can change without notice and may not be available when you apply.
Annual Percentage Rate (APR) is the yearly cost of credit, including the interest rate and certain prepaid finance charges. It is designed so you can compare offers. Your APR may be higher or lower than the advertised example. Advertised rate and APR do not include property taxes, homeowners insurance, flood insurance, HOA dues, or all closing costs. Your actual monthly housing payment will be higher once those items are included.
Adjustable-rate mortgages
For an adjustable-rate mortgage, the advertised simple annual rate is fixed for 5, 7, or 10 years and then adjusts. After consummation of an ARM, the interest rate and payment can increase. ARM APR can be lower than the introductory rate because APR blends that start rate with later index-based adjustments; a lower APR than the start rate is not a promise that later payments stay low. Advertised ARM examples are conforming 30-year products. Index, margin, adjustment caps, and lifetime cap are disclosed on the Loan Estimate and promissory note if you apply and are approved.
Government programs
